10:35 AMGolden Beach, FL. The recent closings of 605 Ocean Blvd, 547 Ocean Blvd., and 667 Ocean Blvd. are solidifying a set of comps impossible to avoid for future transactions and refinancings on the entire area.
The price adjustment will bring also huge benefits to the west side of Ocean Blvd., which was somehow delayed in pricing.
The fact is that in six months, appraisers will have to just "adjust" their estimation of value, subtracting the value of having the beach in the backyard. How much would that value be? 8M? 10M? Perhaps less.
All indicates that the West side of Ocean Blvd. has gained an important equity value. Not reflected yet in the available properties, but eventually also subject to adjustment up on future offerings and an incredible opportunity to buy "equity" instead of "debt" for serious investors in search of capital gain.
